On the edge of Barking town, this former industrial site is now being redeveloped for affordable housing (Home Group) following the grant of planning permission. Constraints included the proximity of a main river, an awkwardly shaped site and retention of existing trees, as well as issues of viability, that were resolved through successful negotiation with the Local Planning Authority.

We have secured planning permissions for Goff Petroleum for new and expansions of existing oil storage depots, and advised on the re-use of former depot sites for residential and foodstore uses.

Planning permission has been granted for a large new showroom and workshop in an edge of village location for the sale and restoration of Rolls-Royce and Bentley car dealership. This sensitive location required careful negotiation with officers and neighbours.

Planning permission has been secured for the change of use of vacant commercial floorspace to class D1(a) medical centre and D1(c) evening institute. The applicant provided evidence to demonstrate that commercial use was no longer in demand and that a community use would serve a wider benefit to the local community and provide the landlord with a flexible permitted use.

The grammar school required additional and upgraded teaching space as part of its school campus renewal programme and Phase 2 Planning assisted with the preparation and submission of a planning application for the demolition of the existing sixth form block and its replacement with a contemporary building with high-tech teaching space and facilities.

Renovation and re-development in the heart of Birmingham’s Jewellery Quarter Conservation Area. Re-use of under-used urban land for mixed-use development, including new homes and offices. Scheme involves re-use and renovation of a group of Grade II listed buildings.

Change of use and alterations to former bed-sit property to create seven luxury apartments, including retention and restoration of existing unlisted building lying within the Calthorpe Estate. Phase 2 Planning led pre-application negotiations with the Local Planning Authority, and co-ordinated the subsequent application.

Development Plan allocation for 600 new homes, 15 hectares of commercial development, neighbourhood centre and associated facilities. Masterplan prepared in conjunction with the District Council following public consultation and stakeholder engagement.

Planning permission granted for demolition of large office building and erection of 123 apartments and related development as first phase of a larger mixed use redevelopment. Phase 2 negotiated reduced affordable housing and section 106 contributions on the grounds of viability.

Greenfield site close to Broomfield Hospital in Chelmsford. Planning resolution secured for 178 new dwellings, care home, doctors surgery and retail store, following detailed negotiations with planning and highways authorities, parish councils, health authority and surrounding residents.

Two development sites promoted at attractive Hertfordshire village. Planning permission secured on Gravelly Lane site as an infill site for 17 dwellings, and Development Plan allocation and permission granted on Pentlows site for 27 dwellings.

Planning permission has been secured for 10 residential properties comprising 6 apartments and 4 houses on the site of the former New Barn Pub, Chelmsford. The former public house was protected by the Local Planning Authority for community use. Our planning application required key evidence of a lack of demand and viability for the continuation of a pub or other community use of the site. Phase 2 Planning prepared evidence, submitted and monitored the application up to its positive determination.

Outline planning permission for up to 44 new homes secured on land within this attractive Broadlands village. Phase 2 Planning co-ordinated the application and technical inputs, prepared the illustrative layout plan and Design and Access Statement, undertook consultations with the Parish Council and local residents, and negotiated the permission with Broadland District Council.

Planning permission secured for a 42 bed residential care home within Braintree town. Scheme has been carefully designed to optimise the potential of a site constrained by neighbouring uses and a Tree Preservation Order, whilst still delivering a high quality design within an attractive setting.

Planning permission has been secured for a new care home on the outskirts of Basildon, in the Green Belt. The site was formally used as a nightclub and the proposals involved the creation of a replacement building that maintained the openness of the Green Belt and provided new opportunities for landscaping.
